The checklist
| Ask | Why it matters |
|---|---|
| Who does the work, and are they licensed for it? | Plumbing, electrical and HVAC need licensed contractors in Florida. |
| Is everyone background-checked and insured? | They'll be in your home, often when you're not. |
| What response time is promised, and is it written? | "Priority" means little without a definition. |
| How many labor hours are included, and do they roll over? | Unlimited usually means undefined. |
| Do you mark up outside vendors? | Pass-through or markup should be disclosed. |
| What's excluded? | Materials, permits, projects and repairs are common exclusions. |
| How do I cancel? | Read the agreement before paying. |
| Who owns my home record? | You should be able to get your data. |
| Is this a warranty? | Coordination plans and warranties are regulated differently. |
